This is a specialized inspection service for retail / commercial building clients who may require a commercial building inspection prior to financing, insuring, and/or buying/selling commercial properties. We have expanded and enhanced our Commercial Inspection services with the advanced training and certification of Carson Dunlop Weldon (CDW) Engineering, an internationally recognized firm that has
conducted more than 50,000 commercial inspections since 1978. CDW is recognized as the leading authority by which commercial inspections are conducted and measured in Canada. Spruceview is the only inspection firm in north central Alberta with this training and designation.

Our services conform to the ASTM standard E2018-08 protocol for Property Condition Assessments. All field work and report writing is performed by a Certified Commercial Inspector, who specializes in the area of building inspections.

Spruceview is geared to move quickly and focus all our efforts on providing commercial inspection clients with the necessary information. In addition to the inspection itself, a written report is provided for the client (as well as the lending or other institution involved, as is usually required) along with a series of comprehensive digital photographs to illustrate all areas of the building and its components. Our reports are designed for quick decision-making, with an easy-to-follow summary of recommendations and priorities. We do not, nor cannot under law, offer contracting services; therefore, you know our opinions are unbiased. Our reports are recognized by major lending institutions.

Among the areas inspected and reported upon for a typical commercial building include the following:
• structure
• electrical system
• heating system
• air conditioning system
• ventilation system
• plumbing system and fixtures
• roof surface, including flashing, drainage and chimneys
• interior components (concentrating on non-cosmetic considerations)
• exterior wall components, from the exterior, including doors, windows and signage
• landscape components, including walkways, driveways (excluding sewers) and retaining walls to
ensure proper grading and outflow of water away from the structure
